The Medford Lakes Colony would like to keep your office updated regarding Medford Lakes Colony Membership.
Please verify with the Colony office that the property being sold has paid their current annual dues. Current annual dues rates can be found on page 1 of 17 in our Rules and Regulations/By-laws. Please find a current copy of the Medford Lakes Colony By-laws on this webpage.
These dues, similar to a homeowners’ association fee, are payable each year by the property owner and go toward the maintenance of Colony property such as Vaughan Community House, the soon to be built Craft Pavilion, beaches, tennis courts, ball fields and also toward lake restoration projects.
Colony membership is required for a resident to use Colony facilities or to participate in the many sponsored activities such as the Women’s Club, Medford Lakes Athletic Association programs, summer camp, and much more.
As you can see, payment of Colony dues is crucial for owners and tenants to be able to use the Colony owned facilities and sponsored activities. Therefore, Membership is a factor to take into consideration when you are trying to sell or purchase a property in Medford Lakes.
There are two ways to acquire a Membership Certificate to be a member of the Medford Lakes Colony:
The home being sold has a valid Membership Certificate and that Membership Certificate is transferred to you when you purchase the home.
The home being sold does not have a valid Membership Certificate (as a result of not paying annual dues) so the Membership Certificate must be purchased for $5,000.00.
When a home sells in Medford Lakes it is important that the buyer is aware of the status of Medford Lakes Colony membership. While membership is voluntary; membership is also a key component to living in Medford Lakes.

The MedfordLakes Colony
These rules and regulations regarding operations of the Medford Lakes Colony have been established by the Board of Directors of the Medford Lakes Colony and, where indicated, by Ordinance of the Borough of Medford Lakes.
In these rules and regulations, the term “member” includes the following:
Those defined in Article III, Section I and Section 4 (a) of the Colony bylaws.
Tenants with Medford Lakes Colony privileges in accordance with Article III, Section 4 (d) of the Medford Lakes Colony bylaws.
Relatives of the immediate family of a member or tenant living fulltime under the member’s or tenant’s roof.
A member or tenants immediate family attending and residing at school or college.
Children of members or tenants during the time they reside (sleep overnight) in the member’s or tenant’s home under shared custody arrangements.
